The Turning Point: When My Property Dreams Nearly Collapsed
Mine came wrapped in legal paperwork, causing sleepless nights, a broken state of mind, and hospitalisation.
Five to six months passed without completing the purchase, and three months have elapsed since my deadline. GG could not secure my purchase despite all the paperwork and other essential documents, and funds were satisfactory on my part, so I decided to cancel altogether. And issue a formal request letter for the £5,000 reservation fee and daily interest, as explained, and email it to all associates involved. I was ignored and forgotten by API GLOBAL UK LIMITED, for whom I paid £5K, which vanished into thin air.
I am currently navigating a complex legal matter arising from a prior court case against another law firm that represented the developers, E.L. Group. This case is centred on the loss of my second intended property purchase, The Residence, located in Greengate, Manchester M1, which was valued at £138,167.
My law firm, which is representing a group of 159 investors who collectively invested around £12 million, has made significant progress. So far, they have successfully negotiated a 25% recovery of the investment for each investor, which is encouraging news given the circumstances. This recovery, although it doesn’t fully compensate for our losses, provides some hope as we continue our efforts to reclaim our hard-earned money.
All of us (over 200 investors) are determined to pursue this case vigorously, with a court date scheduled for the end of 2026. It is crucial for all of us involved to see this matter through to a resolution, and we remain committed to achieving the best possible outcome.
I am expressing my significant concerns regarding my current situation.
I would like to address an important issue related to my experience with the Lomax property purchase team. It has come to my attention that a member of this team, along with their associates—including the consultant I had hoped would provide valuable assistance, the account manager, and the sales progressor from API Global UK Limited—are fully aware of the various personal challenges I am currently facing.
These challenges include ongoing health issues, the pressure of upcoming university examinations, the profound emotional impact of recently losing a family member, the stress of an unresolved pending court case, and the demands of my work commitments. Given these circumstances, I find it particularly concerning that I have not received any communication from them regarding the £5,000 reservation fee I deposited. This amount is rightfully owed to me, as stipulated in our contract.
Moreover, the purchase of the Lomax property was significantly hindered by prolonged delays in the valuation process, ultimately rendering the transaction unfeasible. I hope to resolve this matter promptly and look forward to any assistance they can provide regarding the reimbursement of my reservation fee.
Upon receiving the seller-developer's approval to access the NewBuilt apartment, the appointed valuer—selected by the lender and referred by GetGround—identified a leak in the apartment. After a five-month wait, one can imagine my frustration, particularly given that the building is newly constructed. Moreover, the sales representative from API Global UK informed me that the leak was not in my apartment but in the unit above.
In response to this information, I formally communicated a deadline to my mortgage broker, who has been invaluable in resolving this matter and maintaining clear communication lines. She has demonstrated a genuine commitment to client care. Furthermore, my newly incorporated business, established through GetGround, has designated them as my acting secretary, as documented in the records held at Companies House.
My initial portfolio manager responded, confirmed, and acknowledged my correspondence on 11 August 2025, stating that my concern regarding the overdue issue would be referred to GG's Head of Compliance. Unfortunately, it stopped there, and I have not received any updates since, which was very disappointing.
I appreciate your acknowledging the stress this situation has caused and your efforts to escalate the matter. However, I must reiterate that the failure to complete the transaction was not due to any fault or delay on my part. ReplyDeleteWhat a bloody story you got here. API GLOBAL UK? What a loser! And on top of that, you lost a significant amount of money, £138K WTF. I am so sorry to even read this post. I feel eek. I don't know how people, I mean you, lots of developers, and the seller agents, could just treat people like that and take somebody who's worked hard and earned to fulfil your bloody wealth by taking others' belongings.
