Where It All Starts: Behind the Scenes
In 2016, I stepped into the property world with hope and ambition, investing in SWENNO PROPERTY. What began as a dream quickly spiralled into a nightmare. I became one of many victims of the EL Group’s fraudulent schemes — a web of deceit that left hundreds of investors financially devastated.
The Residence, Manchester: A False Promise
My first buy-to-let investment, “The Residence,” was purchased off-plan for £138K. I was promised guaranteed rental income and a completed property. By 2020, the developer had entered administration, leaving 170 investors stranded. The project was incomplete, builders were unpaid, and our dreams were shattered.

The EL Group’s Trail of Destruction
From Heap’s Rice Mill to Wolstenholme Square, Aura, and Infinity — EL Group’s projects were ambitious but riddled with corruption. Their Salford venture, The Residence at Greengate, was slated for completion before it too fell into disrepair. I received the devastating news just months after returning from Sydney, where I celebrated my sister’s 40th birthday.
OWS Liverpool: Another Blow
Before Manchester, I invested in OWS Liverpool L1 — another EL Group project. It was promised to be completed in 2018, but it was not completed until March 2019. The rental guarantee of 8.5% was a lie. The property wasn’t ready until June. Rumours swirled about bribery involving Liverpool’s mayors and planning permissions. Four out of five mayors were arrested for corruption.
