Well, it will be the first anniversary of being toyed with by them. When you think the drama finally dies down, life somehow finds a way to hand you another chapter. As I stand on the edge of this first anniversary — a full year of being toyed around by lenders, brokers, and even solicitors — I can't reflect on the journey that brought me here. A journey filled with hard lessons, humiliation, resilience, and ultimately, triumph.
My Early Lessons: Painful, Expensive, but Transformational.
My property journey didn't go to plan. It began with loss.
In 2012, I made my first significant investment in beautiful Bali — a decision I believed would secure my future. Instead, it cost me £40,000. A painful mistake, but a necessary one.
In 2015, I made a successful cash purchase in Liverpool, and for a moment, I felt reenergised. I thought, maybe my luck has turned. But the universe wasn't teaching me.
In 2016, my Manchester investment collapsed, dragging me into a devastating £138,167 loss. This was the turning point — my first time ever needing a mortgage, because all my previous purchases were made outright with cash.
This was the moment I re-realised Success is not the absence of failure — it's the decision to keep going anyway.
In my ongoing journey with my property portfolio, I've encountered invaluable lessons, primarily through the trials of my first three purchases. In 2012, I ventured into the picturesque landscape of Bali, hoping to make a sound investment, only to suffer a £ 40 K loss. Following that, in 2015, I made a successful acquisition in Liverpool, which reenergised my confidence.
However, in 2016, my investment in Manchester proved disastrous, culminating in a staggering loss of £138,167. This experience marked a turning point; it was the first time I sought a mortgage, as all my previous purchases had been made outright with cash.
Fast forward to 2024, as I stepped into the bustling buy-to-let market in Leeds, filled with both anticipation and trepidation. I was a newcomer navigating the complexities of property investment while dealing with rude, dismissive brokers, K.R. and N.S. Instead of guidance, I was met with interrogation. Each time I reached out, it felt like I was before an interrogation panel, with my past documents—around 35 items—laid bare for scrutiny.
I couldn't help but think that one of these brokers had irresponsibly shared my sensitive financial information with various institutions, leading to an unnecessary cloud of suspicion over my legitimacy as an investor. Their relentless questioning left me feeling as though I were attempting to disguise illicit funds rather than simply making legitimate investments. The discontent stemmed from my decision to part ways with them, reinforcing their bias against me. I have personal boundaries, and I refuse to permit anyone to treat me like a criminal when I was presenting everything transparently.
It's worth noting that by holding onto my paperwork and sustaining their doubts, they lost out on a potential £7K commission from my business. In a timely move, I switched to a broker who not only understood the market but also treated me with the respect I deserved.
I relayed my experience with the previous brokers, emphasising the immense frustration I had endured during those three months. It was painful to hear my former broker dismiss me with condescension, stating, "If I resented you as my client, it would ruin my reputation with the potential lender." His harsh tone stuck with me. Still, instead of letting this setback define me, I found my resolve strengthened.
I asserted my determination, telling myself that once this purchase in Leeds was completed, I would not just survive but thrive in this arena.
As of February 2024, my effort paid off—I made six additional buy-to-let acquisitions, now cumulatively valued at £1.2 million within just 24 months. From being humiliated by that ignorant broker to emerging resilient and empowered, I've transformed setbacks into stepping stones.
This journey has not only shaped me into a more knowledgeable investor but also reinforced the importance of sharing my story to prevent others from suffering similar indignities.

These all happened not long ago; it was two years ago, Feb 2024. Since then, I purchased six more buy-to-let properties, which are now worth £1.2M within 24 months, from the humiliation at the hands of that ignorant human being to the unapologetic and the resilience I am so thankful for, making me even a better person and smarter.

When You Think the Drama Ends… It Doesn’t: A One‑Year Check‑In

12 Months Later: What Actually Changed
People don't change overnight — but your systems can. The biggest shift wasn’t in the people involved in my situation. It was in the way I organised my time, my evidence, my boundaries, and my expectations.
I stopped reacting. I started documenting. I stopped hoping. I started planning.
The Systems That Saved Me
1. The Evidence Vault
This became my safe place for clarity. A digital folder containing:
- Dated screenshots
- Emails saved as PDFs
- Receipts and agreements
- Timeline notes
The rule: If it happened, it gets stored.
2. The Escalation Ladder
No more chasing people who aren’t ready to resolve anything. I built a ladder:
- Frontline contact
- Senior contact
- Formal written complaint
- Regulator / legal escalation
Each step has a deadline — if they don’t respond, I move to the next level.
3. The Role Clarity Sheet
This is my favourite tool. One page per person/company involved:
- Who they are
- What they promised
- What they delivered
- Where accountability broke down
Once written, you can see instantly who is aligned and who is draining your energy.
My Monthly “Calm Review” Ritual
Every month, I ask three questions:
Money: How much did this situation cost me?
Time: How many hours did it steal?
Stress: What did it do to my peace?
Then I ask the most important question: “What can I do next month to make this easier?”
One action. One change. One standard raised.

What Didn’t Change
