When I reached my fifth property, I realised something profound: I wasn’t just surviving anymore. I was strategising. I was no longer reacting—I was responding. I had built a system, a mindset, and a method. I had created my own survival kit.
This chapter is for anyone who’s ever felt like giving up. For the woman staring at a red bank statement. For the investor who just got ghosted by a developer. For the dreamer who’s been told, “You should’ve known better.”
Let me show you what I wish someone had shown me.
Tool #1: The Power of Documentation

I learned this lesson the hard way: verbal promises carry no legal weight in court. To protect my interests, I now make it a priority to document every detail of my transactions.
I keep a thorough record of every email I send and receive, ensuring that all communication is traceable. I capture every WhatsApp message in case there are important agreements or discussions that may need to be referenced later. I also maintain a detailed call log, noting the date, time, and content of significant conversations.
In addition to these messages, I take screenshots of relevant websites, marketing brochures, and any promotional materials that might be presented as evidence. I review contracts closely, annotating them with my own notes and questions to clarify any terms that seem ambiguous or concerning.
Furthermore, I create a comprehensive timeline of events for each transaction, documenting when each action occurred, which allows me to clearly see the progression of events.
One of my key tools is my "Red Flag Folder," a digital vault where I store questionable clauses, misleading advertisements, and instances of broken promises. This organised archive not only helps me avoid repeating past mistakes but also serves as a reminder of the importance of due diligence and clear communication in any business relationship. By taking these steps, I feel more empowered and prepared to navigate challenges and protect my interests.

I’ve also adopted a firm stance against signing any agreement under pressure. If a deal cannot allow for thorough due diligence, I’ve learned that it is likely not a sound opportunity, but rather a potential trap designed to catch the unwary. This cautious approach helps me navigate risks and protect my rights in any agreement I engage in.
Tool #3: Emotional Boundaries

Resilience goes beyond mere paperwork; it fundamentally involves protecting your inner peace and well-being. Moreover, I’ve discovered the significance of taking time to rest and recharge. Allowing myself to cry when needed and taking deliberate pauses to reflect are vital practices I embrace. Burnout is a very real challenge in today’s fast-paced world, and I understand that healing is an integral part of the journey toward success. Embracing these moments of self-care not only helps me recover but also strengthens my resilience for the challenges ahead.
Tool #4: Community Over Competition
“Find your people. Build your circle. Share your scars.”
For far too long, I believed I had to navigate my journey in isolation. It wasn’t until I took the courageous step of sharing my story that I discovered a community of remarkable individuals who resonate with my experiences—fellow investors, survivors, and fighters.
Now, I’ve built a solid network of support. We exchange invaluable leads, share potential red flags, and provide each other with legal templates that simplify the complexities of our shared challenges. In this collaborative space, we keep each other informed and alert, always on the lookout for traps and pitfalls that could hinder our progress.
More importantly, we lift each other up during the tough moments, reminding one another that our struggles do not make us weak or irrational; instead, they highlight our bravery and resilience. Together, we reaffirm that we are not merely surviving but thriving through our shared courage and commitment to one another.
Tool #5: Purpose as a Compass
“When you know your why, you can survive anyway.”
My investment approach has transformed from solely seeking profit to embracing a deeper sense of purpose. Now, I prioritise investing in properties that truly reflect my values. This includes focusing on affordable housing initiatives, collaborating with ethical developers who share my commitment to social responsibility, and ensuring that each project has a meaningful impact on the community it serves.
Before making any decision, I take the time to reflect: "Would I want to live in this property? Would I feel comfortable allowing my sister to live here?" If the answer is no, I don't hesitate to walk away. This personal criterion ensures that my investments contribute not just to my financial goals, but also to the well-being of individuals and communities. Ultimately, I aim to create spaces that are not only livable but also enriching for all who inhabit them.
Tool #6: The Exit Plan
“Hope for the best. Prepare for the worst. Always have a Plan B.”
Every deal I enter now has an exit strategy:
What happens if the developer goes bust?
What’s my legal recourse?
Can I sublet, sell, or refinance?
What’s the worst-case scenario—and can I survive it?
I don’t just plan for success. I plan for survival. And that’s what keeps me standing.
Final Thoughts: The Unbreakable Mindset
Resilience isn’t merely a personality trait; it’s a comprehensive toolkit filled with practices and strategies that can be developed over time. This toolkit consists of habits, boundaries, and beliefs that empower you to navigate life’s challenges. It embodies the quiet yet powerful decision to persevere, even when every part of you is urging you to give up.
I want to be honest: I’m not perfect. There are still moments when fear grips me, and I find myself shedding tears. However, I’ve learned not to let those emotions overwhelm me or lead me to collapse under pressure—not anymore.
Over the years, I have constructed my own emotional and mental shelter—a safe space where I can regroup and heal. This resilience isn’t built overnight; it’s a continuous journey of self-discovery and growth.
